We will perform a thorough and comprehensive assessment of the property including the interior roof void {where accessible}, sub floor spaces{where accessible} exterior roof {within the height restrictions}, property interior, property exterior, outbuildings, retaining walls, the site and report on the condition of all the accessible areas with photos. We will highlight abnormalities such as property cracking and movement, damaged roof and flashings, leaning or subsided sub floor piers and foundations, irregularity to floors, out of plumb walls, delaminated and or deformities to the timbers in roof void and sub floor areas, rust and or corrosion to steel/metal elements of the property, leaking bathrooms and wet areas, property exterior drainage issues if visually evident, visually damaged plumbing and drainage, Live/active termites and historical termite activity, conditions conducive to termite attack {if ordered as part of the assessment}. We do NOT give estimates or prices for any rectification works that are reported. Tradespersons prices vary considerably and we do not wish to misguide our clients. We will however point you in the right direction to obtain quotes and scopes of works from reputable local tradespeople.

Yes. We are always available to discuss anything that the client does not understand or requires further clarification. However we stress that you read the entire report first before a verbal discussion be undertaken.

We only perform pre purchase property assessment reports for residential. Due to the cost of insurance on Commercial property assessments and the lack of Commercial property enquiries we do not perform Commercial Pre Purchase Property Assessment reports.
