Pre-Purchase Building and Pest Inspection
Buying a property is one of the biggest financial decisions you'll make. A pre-purchase building and pest inspection gives you the information you need before you commit — the confidence to move forward, the evidence to negotiate, or the knowledge to walk away from a costly mistake.
What our pre-purchase inspection covers
A1 Property Consultancy provides comprehensive prepurchase building and timber pest inspections across the New England region of NSW, including Armidale, Glen Innes, Inverell, Uralla, Guyra, Walcha, and surrounding areas. With more than 40 years of hands-on experience in the building and construction industry, we deliver thorough, practical reports that home buyers, solicitors, conveyancers, and real estate agents rely on.
Our combined building and pest inspection covers the full scope of the property, giving you a clear picture of its condition before you sign.
Building condition. Structural integrity of walls, ceilings, floors and roof framing; foundation, subfloor, bearers and joists where accessible; cladding, brickwork, windows, doors, balconies, decks, retaining walls, fencing, paths, driveways and outbuildings. We look for cracking, movement, water damage, deterioration, poor workmanship and safety hazards.
Wet areas and roof. Bathrooms, laundries and kitchens checked for moisture damage and waterproofing failure. Roof covering, gutters, downpipes, flashings and roof void inspected where accessible.
Timber pests. Evidence of termite activity — live termites, workings, shelter tubes, and damage to structural and nonstructural timbers — plus borers of seasoned timber and wood decay fungi.
Conducive conditions. Poor drainage, insufficient subfloor ventilation, soil or garden beds against the building, stored timber against the structure, leaking plumbing or guttering. Often just as important as finding active pests — they tell you what the property is at risk of in future.
Australian Standards
Our pre-purchase inspections meet and exceed the requirements of Australian Standards AS 4349.1 (Building Inspections) and AS 4349.3 (Timber Pest Inspections).
Your report
Your report is delivered within 24 hours of the inspection and includes detailed written findings supported by photographic evidence throughout. Every major and minor defect is documented, along with any evidence of timber pest activity or damage, conditions conducive to future pest attack, and maintenance recommendations.
The report is written in plain English — not technical jargon. We want you to understand exactly what we've found and what it means for your purchase decision.
Once you've received the report, we're happy to arrange a follow-up consultation to walk you through the findings in detail. Many of our clients find this conversation just as valuable as the report itself — it's your chance to ask questions, understand which issues are urgent and which are routine maintenance, and get practical advice on what to do next.
Buying at auction?
If you're planning to bid at auction, getting a building and pest inspection done beforehand is essential. Once the hammer falls the property is yours — there's no cooling-off period and no opportunity to make your offer conditional on an inspection.
We can often arrange inspections at short notice to help you make an informed decision before auction day.
For solicitors, conveyancers and agents
