Building condition assessment:

We assess the structural integrity of walls, ceilings, floors, and roof framing. We check the condition of the foundation, subfloor structure, and bearers and joists where accessible. External areas including cladding, brickwork, windows, doors, balconies, decks, retaining walls, fencing, paths, driveways, and outbuildings are all examined. We look for cracking, movement, water damage, deterioration, poor workmanship, and safety hazards. Wet areas including bathrooms, laundries, and kitchens are checked for signs of moisture damage and waterproofing failure. The roof covering, gutters, downpipes, flashings, and roof void are inspected where accessible.

Timber pest assessment:

Every pre-purchase inspection includes a thorough timber pest assessment. We look for evidence of termite activity including live termites, workings, shelter tubes, and damage to structural and non-structural timbers. We check for borers of seasoned timber and wood decay fungi (rot). Critically, we also identify conditions conducive to future timber pest attack — things like poor drainage, insufficient subfloor ventilation, soil or garden beds in contact with the building, stored timber against the structure, and leaking plumbing or guttering. These conducive conditions are often just as important as finding active pests, because they tell you what the property is at risk of in the future.

Our pre-purchase inspections meet and exceed the requirements of Australian Standards AS 4349.1 (Building Inspections) and AS 4349.3 (Timber Pest Inspections).

Your report is delivered within 24 hours of the inspection and includes detailed written findings supported by photographic evidence throughout.
