OUR SERVICES — SELLING
Pre-Sale Building Inspection
Selling a property? A pre-sale inspection helps you understand the condition of your property before it hits the market — so you can address issues upfront, price accurately, and avoid surprises that could derail a sale.
Why get a pre-sale inspection?
A1 Property Consultancy provides pre-sale building and timber pest inspections for vendors across Armidale, Glen Innes, Inverell, and the wider New England region of NSW.
Most buyers will arrange their own building and pest inspection before purchasing. If that inspection uncovers significant defects or pest damage you weren't aware of, it can lead to last-minute price renegotiations, delayed settlements, or buyers walking away entirely.
A pre-sale inspection puts you in control. By identifying issues before you list, you can choose to carry out repairs beforehand, factor known issues into your asking price, or provide the report to prospective buyers as a show of transparency. Many real estate agents recommend pre-sale inspections because they help build buyer confidence and can lead to stronger offers and smoother transactions.
Having a vendor report available for prospective buyers can also give them the reassurance they need to make an unconditional offer or bid higher at auction — because they already know the condition of the property.
What we inspect
Our pre-sale inspection covers the same comprehensive scope as our pre-purchase inspections.
Building condition. Structural elements, external and internal areas, wet areas, roof, subfloor and site surroundings.
Timber pests. A full assessment covering termites, borers and wood decay fungi, along with conditions conducive to future pest activity.
Yourreport. Detailed written findings with photographic evidence, delivered within 24 hours.
Knowing what's worth fixing
We can arrange a consultation to discuss the findings and advise on which issues are worth addressing before sale and which are unlikely to concern buyers.
Not every defect needs repairing before you list. The value of the conversation is knowing where your money is best spent — and what you can comfortably disclose and leave alone.
For reale state agents
